How can I reserve a unit?
Reserving a property is a straightforward process:
Choose your preferred location (Gensan, Koronadal, etc.) and specific block/lot.
Submit at least one (1) valid government-issued ID.
Pay the Reservation Fee. Note: This fee secures your unit and is deducted from the Total Contract Price, but it is typically non-refundable.
What are the available financing options?
We offer flexible payment schemes to help you own your home:
Pag-IBIG (HDMF) Financing: Long-term payment terms (up to 30 years).
Bank Financing: Through our partner local and national banks.
In-House Financing: A direct payment arrangement with Happy Living for those who prefer simpler documentation.
What are the basic requirements to apply for a housing loan?
Most financing institutions require:
Proof of Income: Latest 3 months' payslips or ITR.
Employment Documents: Certificate of Employment (COE) or Job Contract (for OFWs).
Personal Documents: Birth or Marriage Certificate and TIN.
I am an OFW. Can I still purchase a home?
Definitely. We have many OFW clients. You can process your purchase through a Special Power of Attorney (SPA). This allows your representative in the Philippines to sign documents and handle the transaction on your behalf while you are working abroad.
When can I move into my new home?
The "Turnover" depends on the project status:
Pre-selling: Units sold during the planning/early construction phase (usually offered at a lower price).
Ready for Occupancy (RFO): Units that are finished and ready for move-in once the loan is cleared and equity is paid.
Are there other fees I should prepare for?
Aside from the house price, please budget for "Closing Costs" which may include:
Transfer of Title and Documentary Stamp Tax.
Processing fees for utility connections (Water/Electricity).
Initial Homeowners Association (HOA) dues.
Are the subdivisions secured and managed?
Yes. Our developments are designed as gated communities with perimeter fences, 24/7 security outposts, and active Homeowners Associations to ensure the maintenance of parks, playgrounds, and common areas.
